Property Description:
This 25,984 square foot partial build-to-suit medical office building is on the Route 6 retail corridor of Newtown and Bethel, CT. The multi-tenanted facility includes DaVita, Danbury Eye, and Pro Health, a subsidiary of United Healthcare. Situated on 3.27 acres, the two-story facility was constructed in 2015 and was originally built for DaVita to accommodate their dialysis practice on the first floor. The Class A medical building contains high quality interior throughout the common areas as well as tenant spaces. Although the facility has a design reminiscent of New England residential, it is a steel and concrete structure. The building is a part of the MOB and senior living development of Maplewood Senior Living and Maplewood Healthcare. It is separated from our other MOB at 170 Mt. Pleasant by the entrance to Maplewood at Newtown.
Strategy:
Aspect Health took over the project as a broken development opportunity with DaVita, as the lead tenant, experiencing delays on their occupancy. Working collaboratively with DaVita's GC, we coordinated the expedited construction of the site, coordinated with Claris on the core and shell construction for tenant fit up, and then worked with Danbury Eye and ProHealth on the tenant build out. Finally, Aspect Health's extensive experience and expertise in financial engineering got the lease done.
