Initially developed for Danbury Hospital/Nuvance Health System, it now includes Dermatology Associates of Western Connecticut. Constructed in 2016 and situated on 4.63 acres, the Danbury Hospital space is a two-story primary care practice that incorporates a cutting-edge design to enhance the patient and provider experience. Similar to the 164 Mt. Pleasant facility, this MOB is a steel and concrete structure, yet has an exterior design reminiscent of New England residential and is complimentary to the design of the Maplewood Senior Living facility. This building is part of a mixed-use development that includes 164 Mt. Pleasant MOB, Maplewood at Danbury Assisted Living, and Toll Brothers age-restricted development.


Strategy:

Working directly with Danbury Hospital, Aspect Health delivered on core and shell construction, coordinated their tenant fit up space, developed a lease that provided the hospital with growth flexibility, and provided above market TI allowance to allow for limited out of pocket capital.
